{"id":2700,"date":"2017-05-02T07:00:04","date_gmt":"2017-05-02T06:00:04","guid":{"rendered":"https:\/\/www.buyassociation.co.uk\/?p=2700"},"modified":"2017-05-02T07:00:04","modified_gmt":"2017-05-02T06:00:04","slug":"cities-englands-north-leading-britains-urban-house-price-growth","status":"publish","type":"post","link":"https:\/\/www.buyassociationgroup.com\/en-us\/news\/cities-englands-north-leading-britains-urban-house-price-growth\/","title":{"rendered":"The Cities of England\u2019s North are leading Britain\u2019s Urban House Price Growth"},"content":{"rendered":"<p><strong>The cities across the North of England and Scotland are driving the country\u2019s house price growth with average values going up by 6.4% annually and 3.5% during the first quarter of 2017.<\/strong><\/p>\n<p>The Hometrack index covers 20 cities across the country and revealed an overall <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/house-price-growth-impressive-high-midlands-turn-tables\/\" target=\"\" rel=\"noopener\">house price growth<\/a> for all of Britain of 5.7% annually and 2.5% during Q1 of 2017.<\/p>\n<blockquote class=\"wp-embedded-content\" data-secret=\"SizEzb7d64\"><p><a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/06\/manchester-ahead-london-ranking-top-global-cities-house-price-growth\/\">Manchester ahead of London in ranking for top global cities for house price growth<\/a><\/p><\/blockquote>\n<p><iframe class=\"wp-embedded-content\" sandbox=\"allow-scripts\" security=\"restricted\" style=\"position: absolute; clip: rect(1px, 1px, 1px, 1px);\" title=\"&#8220;Manchester ahead of London in ranking for top global cities for house price growth&#8221; &#8212; BuyAssociation Group\" src=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/06\/manchester-ahead-london-ranking-top-global-cities-house-price-growth\/embed\/#?secret=TKyBTO8E2T#?secret=SizEzb7d64\" data-secret=\"SizEzb7d64\" width=\"600\" height=\"338\" frameborder=\"0\" marginwidth=\"0\" marginheight=\"0\" scrolling=\"no\"><\/iframe><\/p>\n<p>Growth in urban house prices was led by <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/03\/23\/bad-manchesters-housing-crisis-really\/\" target=\"\" rel=\"noopener\">Manchester<\/a> at 8.8% (annually) and 3.4% (Q1 of 2017), <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/16\/londons-property-market-says-no-birmingham-will-welcome\/\" target=\"\" rel=\"noopener\">followed by Birmingham<\/a> with an annual increase of 8% and 3.5% during this year\u2019s first quarter.<\/p>\n<p>Other strong performers were Bristol with 7.3% year-on-year growth and 2.1% during Q1 2017, <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/01\/31\/meet-property-hotspots-2017-manchester-birmingham-edinburgh\/\" target=\"\" rel=\"noopener\">Edinburgh<\/a> with 7.1% (yearly) and 4.5% (Q1 of 2017) and Glasgow at 6.8% (annually) and 3.7% (Q1 of 2017).<\/p>\n<p>Apart from Aberdeen, where prices dropped by 8.7%, all cities saw an increase in year-on-year urban house prices. For the quarter-on-quarter comparison, Oxford was the only city showing a decline of 1.7%.<\/p>\n<p>\u201cThe impetus for faster house price growth is emanating from large regional cities. Attractive affordability levels, record low mortgage rates and an improving economic outlook are all supporting demand for housing. Together with <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2016\/10\/10\/uk-close-critical-property-shortage-rics-warns\/\" target=\"\" rel=\"noopener\">limited availability of stock for sale<\/a> this is creating scarcity and an upward pressure on house prices. As underlying conditions continue to improve in the markets of Birmingham, Manchester and Newcastle, the annual rate price increases are now reaching levels not seen since 2005, PropertyWire reports.<\/p>\n<p>On a slightly different note, the report also hints at the impact of the <a href=\"https:\/\/www.buyassociationgroup.com\/en-gb\/2017\/04\/25\/theresa-mays-general-election-will-impact-investor\/\" target=\"\" rel=\"noopener\">upcoming General Election<\/a> and gives it some minor weight as it may lead to very short-term uncertainty. However, it also explains that, looking at a comparison of previous election and non-election years, the difference in sales volume in insignificant.<\/p>\n<p>The report concludes:<\/p>\n<blockquote><p>\u201cCompared to the level of uncertainty over Brexit, it is debateable whether the election will really make a material difference to buyers\u2019 decision in the next two months.
